79 Birch Boulevard $230,000

Built in 2025, this three bedroom Champion home sits in Plantation Estates, a resident owned cooperative in south Fort Myers for people 55 and older. Buy here and you own a share of the community, so the people living on these streets are the ones deciding what happens on them. The primary bedroom takes the quiet end of the home and comes with a walk in closet. Two more bedrooms handle the grandchildren in February and the home office the rest of the year. Everything sits on a single level, and the open porch off the living room catches the shade late in the day. Refrigerator, range, microwave and dishwasher are included. Dues run $99 a month and carry the water, sewer, trash, lawn care, cable and internet, along with the clubhouse, the pool, the shuffleboard courts and the community room. Out the front door, the Sanibel causeway is under two miles away. Bunche Beach and Fort Myers Beach are both closer than buyers expect once they see a Fort Myers address, and the shelling on Sanibel is a morning out rather than a day trip. Membership is approved after an interview with the cooperative board, so you meet your future neighbors before closing rather than after.
